Home Sales Continue to Rise in Greenville Area and Statewide

Housing prices and values are starting to rise.

Through November of 2012, South Carolina home sales are 12.2 percent higher than the same period last year, the SC Realtors reported.

In the greater Greenville area the year-over-year sales rise is even higher — 13.4 percent, the group said. Meantime, home prices have risen 5.9 percent in the Greenville area. The median home price in the area stands at $148,300, the Realtors group said.

“This November, there was a lot to be thankful for,” the real estate association said in its monthly report. “Home buyers were thankful for historically low mortgage rates and still-affordable prices. Sellers were thankful for increased sales, less competition and faster market times. Both parties can be thankful for the slow yet steady economic recovery. Challenges persist, to be sure, going into 2013, but there's more reason for optimism than pessimism.”

While sales have gone up, inventories have shrunk 13.3 percent.

Homes are remaining on the market 135 days until sale, a week less than last year at this time, according to the November report. Sellers are receiving nearly 95% of the listing price, an increase of 0.6 percentage point, and median sales price is up 1.7% at $150,000.

Through the first 11 months of 2012, sales reached 49,004 statewide, up from 43,691 during the same period a year ago. Hilton Head and Columbia posted the largest percentage gains in sales at 24.1% and 18.1%, respectively. Median prices in both of those markets dropped, however, by 1.3% and 1.1%, respectively.
